Staging Your Home (Or Creating a Winning Show Stopper)

Is it the home as you live in it or the home when it allows them to imagine themselves living in it?

TOP 7 STAGING MISTAKES

Sometimes giving a great performance is more about not making big mishaps than nailing your lines.
  • Don't forget your closets.

    Make sure that they are neat and tidy.  People love storage when they think there enough, and that means yours needs to be neat and clean.  No stinky socks on the floor and better yet how about nothing on the floor and shelves and closet bars not over packed.  You're not going to wear that green mohair sweater anytime soon, pack it away.
  • Don't forget the pantry.

    If a potential buyer looks in your pantry and sees a jumbled mess of food and paper goods, they will think that the pantry storage in your house is obviously not adequate.  Wouldn't you agree?
  • Don't forget the garage.

    If its a two car garage it needs to fit two cars comfortably not a picninc table and canned goods with a variety of other not yet classified junk things that we are not sure wether or not we want to keep.  Are you with me?
  • Don't forget the laundry room.

    Imagine me walking into your laundry room right now.  What would I see?  And would I want to?
  • Don't forget the pictures.

    Most staging books will tell you to hide or store your personal family photos. This is fantastic advice. I want to imagine myself living there.  There are people with very vivid imaginations and you wouldn't want them picturing some things.
  • Don't forget the refrigerator.

    Its not a billboard its a refrigerator.  And more than likely you don't want potential buyers to know when you see that one doctor next, wouldn't you agree?
  • Don't forget the knick-knacks.

    Everyone has them--the sock monkey you loved at the craft fair, the collection of marrionettes from around the world, the holiday collection. There is no need to show off your obsessive compulsive tendancies. Show what will appeal to the broadest range of potential buyers. Of those, limit the display to five pieces, maximum. Pack the rest for safe keeping and obsessively love them in you new home.

We want to give our best impression, and that means less means more, right?
Doesn't look like my place would, but it prepared to grow interest for a buyer.
